Selling your house in a buyer’s market may seem like an uphill battle, but there are a variety of things you can do to get your home noticed and turn a disadvantage into an advantage. You might simply need to think ‘outside-the-box’ when there are many homes on the market and conditions seem to favor buyers. Here are some strategies to use when selling your home in a buyer’s market:

  • Make your home stand out

    Help your home stand out and be noticed by painting the front door and window trim with a bold color, planting brightly colored flowers along the front of the house, tying balloons to the For Sale sign in the yard, or all three!

  • Market your home aggressively

    Find creative ways to market your home aggressively. According to research a large number of homes are sold to friends and relatives of local residents, consider investing in a slick postcard announcing the home’s sale and sending it out to residents in your zip code, stage a virtual tour and advertise online.

  • Make some renovations

    Spend money to make money and give yourself an advantage over the competition by replacing old window treatments, floor coverings and appliances.

  • Stage your home with the buyer in mind

    Make it as easy as possible for potential buyers to envision themselves in your home by removing personal effects, reducing clutter, putting fresh flowers on the table and starting a fresh pot of coffee just before they arrive.

  • Paint with neutral colors

    A fresh coat of neutral paint on the walls makes it easier for the buyer to see themselves in the home and possibly eliminating the need for them to paint before they move in. Since most people hate to paint, it’s potentially a win-win for everyone involved!

  • Always remember that first impressions are crucial!

    Even if they tour multiple properties in an afternoon, potential homebuyers often remember their first impression of a home before anything else. Concentrate your efforts on the foyer and the first couple of rooms they will see.
